Was watching "Dallas SWAT" and a house was surrounded, and neighbors evacuated. There were there for a few hours. Nothing like not having access to your house for hours.

Uh, if I were in an urban area like Dallas (or like where I am now) and had to evacuate from my house for a few hours, I'd just go to a coffeeshop or to a library or movie theater or something. A BOB doesn't really come into play.

At least maybe you'd have some cash if you thought to include extra in your BOB. Then you could get a motel room and watch the FD put out the smoldering hole that used to be the neighborhood on the local news... LOL

I live in a boring old town in boring old Kansas and was in a similar situation.

A neighbor had threatened his girlfriend and parents with a handgun and then kicked them out planning to commit suicide.

The hostage team and dogs were deployed so quickly and quietly that our first knowledge of the situation was when heavily-armed police arrived at the door to escort us a safe distance down the alleyway to the next block.

No warning. Just leave the home "NOW!" with what's in your hands.

The BOB in this type of situation, however, was the friendly neighbor in the next block who let us in until the episode passed.

PS - Individual exited the home peacefully an hour later. We were let into our homes about 20 minutes after he exited.

Looks like your confidence level in most LEOs is about the same as mine, is "The Commonwealth" still getting most of their new hire cops straight out of the MP/SP drop out list (I lived eight years in Williamsburg)???

They sent in dogs and still had to evac the neighborhood??? Somebody didn't know how to train the dogs right, that should have been an immediate take down.

The dogs were never used. They were kept in the alleyway behind the home.

My neighbor was talked out the door over his cell phone by a negotiator.

It almost appeared as a partial training exercise as the level of response seemed grossly disproportionate to the threat.

I'm a lawyer though, not a cop so I'll defer to their bead on the situation.

Show of force. It has an amazing psychological effect. Lots of vehilces with the flashy lights, dogs barking, and a bunch of guys with guns can be intimidating. You scare him into giving up, much safer.
