- A first aid kit
- A flashlight
- A small tool kit
- A battery powered radio

My adds:
- One of those "Battery Boxes" - the Jump Starter thingy - with a built-in inverter, keeps a cell phone charged and a light on in a blackout.
- An analog phone - again for blackouts. Sometimes a fax machine has a built-in analog phone.

You may want to consider blankets if your area ever gets serious winter weather that might cause an overnight.

I assume you have water and food on site too.
