I was in the same place, person made an offer on our house then we made an offer on one and she backed out. Then she realized she couldn't get a house as nice as ours anywhere near the area so she put in a new offer then was declined by her bank. In the end we paid her colsing costs, flood insurance for a year, a "donation" via a no profit for the down payment and fixed a bunch of nitpicky things. We jumped through every hoop we could knowing that in a couple months loans would be next to impossible to get and we had to get out of there as the city turned the neighborhood into a ghetto around us. So it finally went through and we were sick and tired and had to bug out in just three days with almost no help so it was just my wife and I and two kids and my pickup truck to get 13 years of stuff moved.
