Well, as if the last Flood (June 2006) wasn't enough, or the flood in April 05, or September 04...now we're about to have the Flood of 07 - they just went from Flood Warning (could flood) to Flood Warning (will flood). Not predicted to be major (good!) but they also totally missed last year's flood, almost exactly the same pattern (predicted crests 17..19...22...then it shot up to 24).

I'd hate to own realestate on the river now...

By now, your area should be reaching perfection...

Don't even have to be on the river anymore, in the early 90's FEMA changed the flood insurance requirements and if your under a certain elavation your considered at risk and need flood insurance. We bought our house in 95 just a couple years after the new rules took effect so we had to have flood insurance all these years even though were many miles from any water at all. Plus were about two feet below the cut off line. I told my insurance company I should at least get a discount since my house it brick and last time I checked a brick wouldn't float.
